Location: AMAZING and very walkable.
Maintenance: Our AC went out and we didn’t realize until after hours. Maintenance was here within 10 minutes after hours and fixed another 10 minutes later.
Packages: system is great and convenient.
Staff: Staff is very friendly, personable, and helpful.
Amenities: There are amenities I didn’t even know I needed or would use, but I’m so happy they are there.

Cons:
Cleanliness: General cleanliness of the property could be improved. I don’t have a balcony and like to sit outside but the park chairs have bird poop.
Parking: Guest parking is not great, only 7 spaces for the entire property (to my knowledge).

Ever since the new management took over, things have been very different. While a lot of residents here complain and raise problems over the smallest of things, I can tell that Hilltop is putting in a genuine effort to keep this building up. A lot of people are angry about losing concierge, but Hilltop never fully took away concierge. Only reduced hours due to staffing! In addition to that, they added Amazon hub lockers on the second floor so we don’t have to wait on a concierge to give us our packages. They’re even doing a ton of renovations to make up for the amenities we lost when the last management sold. Have things been perfect? No. But Hilltop is not as bad as these reviews are making it seem. Some people have impossible expectations. If you’re considering living here, but are hesitant due to the reviews, please read through the lines.

I came into The Grand after the management changes, and I must say it's been a really great experience. The concierge team and management have been nothing short of helpful and incredibly patient. Any questions or concerns I have brought up to them have been addressed quickly and kindly. The facilities are also incredibly well kept, and the upgrades that have been provided are quite nice! I can't comment on the previous team running things, but I am very happy with my current stay here.

Edit 1/1/25: I just saw online that my unit I'm paying $2400/month for is now renting for $2000/month ... so I guess they adjusted the prices to match the actual living experience for new residents. Might be worth it at this price point, but definitely not at the rate renewal residents are being billed.

TLDR: Don't move here. It's a poorly managed property that costs way more than the living experience you receive here.

The fact that this page is filled with fake reviews from non-residents to combat how actual residents feel about the living experience here and the negative changes that came with the new property management company tells you everything you need to know.

The 1-3 star reviews are the real living experience here from actual residents. The 4-5 star reviews are from people who may have done a tour or residents from before Hilltop Residential took over.

I've been here for 1.5 years and will not be renewing my lease. This place used to be ideal, and all of the promises they make on the website and in the tours were true, but now it's just not the same.

I can't say anything that hasn't already been said but everything is true about them taking away concierge services, there not being adequate security measures in the parking garage or building access points, they don't even have a moving elevator so new residents are forced to move large furniture up flights of stairs, there's constantly dog feces in the hallways, the staff lacks common customer service skills, overall just a poor living experience.

I've had a lawyer on retainer due to retaliation for making complaints to Hilltop Residential Senior Management. I fully expect to use them to fight unnecessary fees during the move-out process when my lease is up.

Save your money and go to Gallery X across the street (which used to be a sister property) or spend more money for a good living experience at The Bowen across the street.

Either way, avoid this place at all costs or pay for it while you're stuck in your 12-month lease living with the issues mentioned in all of the non-fake reviews.

11/3 edit: If you must ignore all of the reviews and still move here, make sure you move on the 7th floor. These floors are thin and you can hear every footstep, chair roll, and door close of the apartment above you. I thought my neighbor below was just being extra until someone moved in above me. It's borderline unbearable.

I’m a business professional that moved into the grand on the 7th floor! Lived in the domain over 6 years. Renters beware! They will sell you on 24 hour security! They only work 9-1am! Only the main person that works for Lincoln property from 9-5. The other company security will steal peoples property out of there vehicles! After 16 months of living in my home they charged me for wall and floor damages that cost over $1200. I posted me my pics of my apt to show how I left this apartment condition! I would suggest to not waste time! This place will never give you a high rise feel!

Updated review to 1 star because the building is filling the reviews with 5 star nonsense from people who don't live here.

I've been here a few years and what’s most frustrating and concerning is the change in building safety and security since Hilltop took over in Dec 2023. This used to be a 5-star building—the best in the Domain, mostly because of the great staff working 7 days a week from 8am to 1am.

Here are the problems I have with the building:

Personal safety and security. Staff is no longer 7 days a week; it's now 5, and even that’s unreliable. They've been misleading about this since December. Management often emails saying “no concierge tonight and tomorrow”. There’s no consistency, they're late, missing, or off touring the building with no one at the desk. This isn't just an inconvenience; it's a security issue. Without someone monitoring who comes into the building, we're not as safe as we paid to be.

Package security. With reduced concierge hours, deliveries are left everywhere. Packages pile up in the mailroom (which is left unlocked), lie on the ground outside the building doors, and are scattered across the front desk with no one to secure them. It’s easy for couriers and others to walk in and take whatever.

Parking garage. The management can't keep the garage doors working, so they leave them open until they can “fix” them. This has happened at least 5 times since December. They blame us for driving too fast towards the doors. And without full-time staff, issues like these aren’t addressed quickly. Vehicles get stuck, and non-residents park in open spots all day.

Smokers. Management ignores complaints about smoking. They said “we handled it”, then “we can't do anything without knowing who it is”. I was told to call the concierge, but there’s rarely anyone there to answer. The one time they did, I was told to call management the next day. Smokers are everywhere in building and they do nothing about it.

I could go on and on: the building changed its resident admin system over the Christmas break without warning, they’re unresponsive to emails, they stopped handling outbound packages, adding to the inconvenience, etc.

The Grand’s downfall shows how unqualified management can destroy a building's reputation.

I lived here from January 2023- July 2024. Unfortunately, management changed earlier this year and the quality of the building went down significantly after.

After the change, the concierge table is much less frequently staffed, and general upkeep has declined.

Worst still - the hand off between companies was managed poorly. Autopay settings were not carried over, and the new management chose instead to send notices of late payment instead. In addition - they did not maintain move-in inspection records and asked me to pay for previous damage that I had noted on the form at move-in.

Also one last note - during cold times the building heat cannot keep up. This winter the pipes froze and water was shut off for a few days. In addition - as other reviews noted, the parking garage gates have barely worked at all in the last few months. I had to resort to parking outside.

Unfortunately I must now say that you should absolutely avoid this building. A shame to see it go downhill so badly.

I am utterly furious with the new management at this apartment building. The gates are perpetually malfunctioning, trapping me (and others) inside the parking lot during working hours. The hallways have dog hairballs ALL OVER, and the stairs have a persistent pee odor that makes me question the hygiene and maintenance standards here. Adding insult to injury, dogs are freely swimming in the pool. The lack of professionalism and basic upkeep is beyond unacceptable.
